SEALED BID AUCTION! Former Hospital and 5 Medical Office Buildings! The Property will be offered in three individual tracts or in the entirety as listed below. Bidders may bid on one, two or all three tracts.

Tract One contains the Hospital building on 6 acres.

Tract Two contains two 2 story office buildings (B & C) on 3.35 acres.

Tract Three contains three single story office buildings.

Tracts one, two, and three will be offered separately; however, if a buyer offers more for all three tracts than the buyers for the individual tracts then that buyer will be chosen.

It can be used for other medical uses. It would be ideal for an assisted living complex or other advanced care facility. It could also be remodeled as a trade school, training facility or church.

The medical office buildings are partially leased as seen on the rent roll provided. Tract two contains two 2 story buildings with a gross monthly income of $15,502. Tract three contains three single story buildings with a gross monthly income of $5,309.

Future Expenses will be determined by the future uses of these facilities. Dallas Central Appraisal District currently views the entire project as one tract and estimated property taxesfor 2009 are $113,110.60 as seen on the county appraisal sheet provided.

The medical office buildings are partially leased and the hospital is vacant. The hospital can not be used as a critical care facility but can be used for almost any other medical purpose.

The properties have great potential to be redeveloped as assisted living, school campus, medical centers or a host of uses. The present zoning is commercial which is a very liberal zoning and allows for many uses.

There is ample parking and meets all city code requirements for current uses. Parking is asphalt and is in good condition with plenty of lighting.

The main hospital building is 139,400 SF with additions in 1984, 1986, 1996, and 2005. The construction is reinforced concrete and steel beam.

The two medical office buildings were constructed in 1973 and 1977. One being 19,672 SF and the other being 18,004 SF. Both buildings are two story.

Three other medical office buildings were constructed in 1970 and 1977. Each Building is approximately 6,386SF and are single story facilities.

Several of the buildings have undergone renovations at different times.

Sealed Bids are due February 5th, no later than 3:00 p.m. C.S.T. The initial offer must be enclosed in a sealed envelope and delivered by U.S. Mail, Overnight Express Mail, or hand delivered to the office of Sperry Van Ness/Gilmore Auction Co., 3316 Florida Ave., Suite 201, Kenner, LA 70065-3645. The package must include signed copy of the Purchase Agreement, Terms and Conditions and Bidder Deposit of $50,000 made out to Chicago Title Insurance Company.
